Selling a Rental With Tenants? Pick the Path That Nets the Most.

A rental can sell two ways: to an investor with the tenant in place, or empty to a buyer who will live there. They are different buyers who pay different prices. Send me the address and the rent, and within 24 hours I will show you what each path would likely net.

Two buyers, Two prices

Investor, tenant stays

  • What sets the price: rent, expenses and return

  • Showings: few, often after an accepted offer

  • What you need first: leases, rent roll, deposits

  • Typical price: often lower, but usually faster and more certain

Owner-occupant, sold vacant

  • What sets the price: recent nearby sales

  • Showings: full showings, best when empty

  • What you need first: the tenant moved out and the house prepped

  • Typical price: often higher, timing depends on the move-out

Missouri basics when tenants are in place

  • A sale does not end the lease. The buyer takes over the lease and its terms.

  • Security deposits transfer to the new owner at closing.

  • Month-to-month tenants generally need at least one month's written notice to end the tenancy.

  • Showings follow the lease. Check the entry clause, give notice, and keep the tenant informed. Cooperative tenants make for better prices.

  • No self-help. Never change the locks or shut off utilities to get a tenant out. If a tenant will not pay or leave, eviction goes through the court.

In Kansas, the Kansas landlord-tenant act sets its own notice rules. The same strategy applies.
