Inherited a House in Jackson County? Here Is How Selling Works.
You did not ask for this, and the paperwork arrives while you are still grieving. This page lays out what to do first, when probate is needed, and how to sell without leaving money on the table. When you are ready, send the address and I will give you a cash number and a listed number within 24 hours.
The first 30 days
Secure the house. Change the locks, keep the utilities on, and call the insurance company. Many policies limit coverage on a vacant house.
Find the will and the deed. Check the Jackson County Recorder of Deeds for a recorded beneficiary deed.
File the will. Missouri expects the will to be delivered to the probate court within 30 days of death.
Hold off on selling or clearing out until you know who has authority to sign.
Do you need probate?
Beneficiary deed on record: the house may pass to the named beneficiary without probate.
Joint owner with survivorship: the surviving owner usually already owns it.
Small estate: if the whole estate is worth $40,000 or less after debts, heirs may use a small estate affidavit 30 days after death. Most houses with equity are over that line.
Everything else: probate in the Jackson County Circuit Court, Probate Division. The court appoints a personal representative and issues letters, which give that person authority to sell. In supervised administration, the sale usually needs court approval. Creditors have 6 months from the first published notice to file claims.
Why Lucas?
I work alongside your probate attorney, not in place of one. I can price the house against recent sales nearby, line up cleanout and repair vendors, bring cash offers from my investor network, and list it if that nets more.

Inherited property often gets a stepped-up tax basis, which can shrink or erase capital gains. Ask a CPA about your situation.

Your selling options
List it as-is, fix it up first, or take a cash offer. Every month the house sits, the estate pays taxes, insurance and utilities. When several heirs disagree, two clear numbers side by side usually settle it faster than opinions do.
